I have lived as a tenant for many years, as well as being a landlord, in both the UK and the Côte d'Azur in France.  Being on both sides of the fence builds awareness of the interests and needs of both parties.  

As a landlord, things to consider range from location, marketing and provision for  ongoing maintenance, to finding the right tenants and offering little touches that make your tenants feel appreciated and feel like staying!

As a tenant, you need to feel respected and to be assured that someone will respond when you reach out.  Good mutual respect will carry you through many challenges, big and small.
